Lynnhaven is one of the best parts of Virginia Beach for boaters. Its rivers, bays and creeks lead to the Chesapeake Bay through Lynnhaven Inlet, under the Lesner Bridge with 45 feet of clearance. Before you buy, check water depth at low tide, the route to the inlet, dock condition, permits and flood insurance.
Key facts
- Lynnhaven Inlet connects the Lynnhaven River system to the Chesapeake Bay at Shore Drive.
- The Lesner Bridge over the inlet has 45 feet of vertical clearance above mean high water.
- The Lynnhaven River system includes the Eastern and Western Branches, Broad Bay, Linkhorn Bay and many creeks and coves.
- The city's Neighborhood Dredging Special Service District program, adopted in 2011, requires at least 80% participation and a tax surcharge. There are eight districts.
- In Virginia Beach's Chesapeake Bay Preservation Area, the Resource Protection Area includes a buffer of at least 100 feet landward of tidal shores and wetlands.
- The city's Lynnhaven Boat Ramp and Beach Facility has four launch lanes and a kayak launch.
Where is Lynnhaven, and how does the water connect?
Lynnhaven is in the northern part of Virginia Beach, along Shore Drive and around the Lynnhaven River. The river system includes:
- The Lynnhaven River main stem, leading to the inlet.
- The Eastern Branch and Western Branch, reaching inland.
- Broad Bay and Linkhorn Bay, connected to the system near First Landing State Park and the Great Neck area.
- Many creeks and coves, each with its own depth.
All of it drains to the Chesapeake Bay through Lynnhaven Inlet. From the bay, you can head to the ocean or cruise to other bay towns. My Lynnhaven neighborhood guide and living in Great Neck cover nearby areas on land.
How do I check whether a home works for my boat?
These are the questions I ask for every waterfront listing:
- How deep is the water at the dock at mean low water? Ask the seller and verify with your own sounding at low tide.
- How deep is the route to the inlet? A deep dock doesn't help if the channel outside it is shallow.
- What's the vertical clearance? The Lesner Bridge has 45 feet. Some routes have lower fixed bridges.
- What's the dredging history? Is the home in a neighborhood dredging district? When was the channel last dredged?
- What's on the shoreline? Bulkhead, riprap or living shoreline, and its condition.
- What's at the dock? Pier, boat lift, power, water and their age and permits.
- Is it on a quiet cove or open water? Exposure affects wind, waves and storms.
| Factor | Why it matters |
|---|---|
| Depth at mean low water | Determines what draft you can keep at the dock |
| Channel depth to the inlet | Limits when and where you can travel |
| Bridge clearance | Limits sailboat masts and tall towers |
| Shoaling | Channels fill in over time without dredging |
| Dock permits | Unpermitted structures can be a problem at resale |
What are neighborhood dredging districts?
Channels in the Lynnhaven basin and nearby waters fill in with sand and silt over time. In 2011, City Council adopted the Neighborhood Dredging Program. Here's how it works, according to the city:
- A neighborhood forms a special service district if at least 80% of residents are willing.
- Waterfront owners in the district pay a surcharge on their real estate taxes.
- The money pays to re-establish and maintain the depth of the neighborhood channel. Dredging doesn't create new channels or widen existing ones.
- The city cost-participates by dredging a channel from the main city navigation channel to the neighborhood channel.
- Spur channels to individual docks are paid for by the owners who want them.
The eight current districts are Schilling Point, Hurds Cove, Gills Cove, Harbour Point, Chesopeian, Shadowlawn, Bayville Creek and Old Donation Creek. If a home is in one, ask for the surcharge amount and the dredging schedule. My property tax guide explains how special district rates work.
What permits do docks and shoreline projects need?
Waterfront work in Virginia Beach usually needs approvals before you build. Depending on the project, that can include:
- The Virginia Marine Resources Commission (VMRC) for work over state-owned bottomlands.
- The U.S. Army Corps of Engineers for work in navigable waters.
- The city's Wetlands Board and Chesapeake Bay Preservation Area Board reviews.
- City building permits for structures like piers, boat lifts and bulkheads.
Most applications start with a Joint Permit Application. The city's waterfront team can tell you what's needed. In the Chesapeake Bay Preservation Area, the Resource Protection Area buffer of at least 100 feet from tidal shores and wetlands limits building, additions and clearing near the water.
If you're buying a home to expand or replace a dock, talk with a marine contractor before your due diligence period ends.
What should I know about flooding and insurance?
Many Lynnhaven waterfront homes are in FEMA flood zones. If a home is in a Special Flood Hazard Area and you have a federally backed mortgage, your lender will require flood insurance. Ask the seller for:
- The elevation certificate.
- The current flood policy declarations page.
- Any flood claims history.
Read my guide to flood insurance in Virginia Beach for details.
What if I don't buy on the water?
You can still boat. Options include:
- The Lynnhaven Boat Ramp and Beach Facility on Piedmont Circle, with four launch lanes, a kayak launch, trailer parking and launch fees.
- Marinas along Lynnhaven Inlet and the river, with slips and dry storage.
- Homes with water access through a community pier or boat ramp. Read the HOA documents for rules.
Nearby areas like Chic's Beach put you close to the inlet and bay.
How does Lynnhaven compare with Rudee Inlet?
Virginia Beach has two main inlets for boaters. Lynnhaven Inlet opens to the Chesapeake Bay, which suits cruising, bay fishing and calmer days on the water. Rudee Inlet, at the south end of the resort area, opens directly to the Atlantic Ocean, which many offshore anglers prefer. Homes on Rudee Inlet and Lake Rudee are near the Oceanfront. If you plan to run offshore often, ask me to compare homes near both inlets.
What's life like in Lynnhaven beyond the water?
- First Landing State Park, with Chesapeake Bay beach and miles of trails.
- Restaurants along Shore Drive and Lynnhaven Inlet.
- Oysters. The Lynnhaven River is known for its oysters, and restoration efforts continue.
- Shopping on Laskin Road, Great Neck Road and Lynnhaven Parkway.
- Bay beaches at Chic's Beach and Ocean Park.

Frequently asked questions
Does Lynnhaven have deep-water access?
It depends on the property. Water depth varies a lot across the Lynnhaven River, Broad Bay, Linkhorn Bay and their creeks, and it can change with shoaling. Check depth at the dock at low tide, the route to the inlet, and any dredging history before you buy.
What is the clearance of the Lesner Bridge?
The Lesner Bridge over Lynnhaven Inlet on Shore Drive has 45 feet of vertical clearance above mean high water. Boats taller than that can't pass under it to reach the Chesapeake Bay from the Lynnhaven River.
What is a neighborhood dredging special service district?
It's a city program, adopted in 2011, where at least 80% of a waterfront neighborhood agrees to pay a real estate tax surcharge to maintain its navigational channel. There are currently eight districts, including Hurds Cove, Harbour Point and Old Donation Creek.
Do I need a permit to build a dock in Virginia Beach?
Usually, yes. Piers, boat lifts, bulkheads and other shoreline work may need state, federal and local approvals, including review under the city's Chesapeake Bay Preservation Area rules. Contact the city's waterfront team before you plan work.
Is there a public boat ramp near Lynnhaven?
Yes. The city's Lynnhaven Boat Ramp and Beach Facility on Piedmont Circle has four launch lanes, a kayak launch and trailer parking. Launch fees apply.
Are Lynnhaven waterfront homes in flood zones?
Many are. Waterfront homes are often in FEMA Special Flood Hazard Areas, which means lenders require flood insurance. Get the flood zone, elevation certificate and an insurance quote early.
How do I search for waterfront homes in Lynnhaven?
Start with a map search around Lynnhaven and Great Neck, then filter for waterfront. I'll check depth, dock condition and bridge clearance for any home you like.
