Where is Sandbridge in Virginia Beach?
Sandbridge sits south of the NAS Dam Neck Annex. You reach it on Sandbridge Road, which crosses the marshes at the edge of Back Bay. Sandfiddler Road runs along the ocean side, and the community ends to the south at Back Bay National Wildlife Refuge, which in turn borders False Cape State Park. There is no through road south, so Sandbridge feels self-contained.
What is it like to live in Sandbridge?
The beach is the main attraction, with public access points along the shore and the city's Little Island Park facility at the south end. Back Bay National Wildlife Refuge offers trails, kayaking and wildlife viewing just past the last houses, and the Lotus Garden Park canoe and kayak launch is on the way in. A small cluster of shops and restaurants serves the community, but for groceries and most errands residents drive to Red Mill Commons, about 4.5 miles inland in a straight line.
What kinds of homes are in Sandbridge?
All residential parcels within two miles of the Sandbridge beach are single-family. Many are raised beach homes built for weekly rentals, and you will also find year-round homes on the bay side and in the neighborhoods off Sandbridge Road. Flood exposure is the biggest difference from the rest of the city. About 42% of residential parcels in my analysis have a building mapped in a FEMA Special Flood Hazard Area, and many others are listed under more than one flood designation. Elevation certificates, flood insurance and wind coverage belong at the top of your due-diligence list.
Prices change too fast to print here. For current asking prices, days on market and new listings, use the live Sandbridge home search, which covers about 2 miles around the area and lists the newest homes first.
Which schools serve Sandbridge?
I overlaid City of Virginia Beach parcel records on VBCPS's 2026–27 attendance zones. These are the shares of residential parcels in the Sandbridge analysis area that fall in each zone:
| Level | School | Share |
|---|---|---|
| Elementary | Red Mill Elementary | 100% |
| Middle | Princess Anne Middle | 100% |
| High | Floyd E. Kellam High | 100% |
Zones follow streets, so always confirm a specific address in the VBCPS School Locator. Old Donation School, the division's gifted school for grades 3–8, is citywide and admits by application, so it is not tied to any neighborhood (Old Donation School guide).
Is Sandbridge in a flood zone or jet noise zone?
Flood zones: about 43% of residential parcels in the area have a building the city maps in a FEMA Special Flood Hazard Area (zones A, AE or VE). Some other buildings are listed under more than one flood designation, so check each address. If a building is in a Special Flood Hazard Area, lenders on federally backed mortgages require flood insurance.
Jet noise: none of the residential parcels in the city's data for this area fall within an NAS Oceana AICUZ noise contour.
Virginia law (Va. Code § 55.1-704) requires sellers in Virginia Beach to disclose a property's noise zone or accident potential zone. You can look up any address on the city's AICUZ page, floodplain management page and property search.

How I built this page: Neighborhood names in Virginia Beach don't have official boundaries, so the numbers on this page describe City of Virginia Beach parcel records (October 2026 extract) within 2 miles of Sandbridge Road at the beach. Percentages count parcels, not people, and are approximate. Always verify a specific property.
